New River Referrals LLC is a company that provides career and licensing alternatives for Virginia real estate licensees who find they need to put their real estate career on hold for any number of reasons. It allows agents to capitalize on the years of building a business and a contact base that could otherwise be lost if their license is simply put on inactive status. Being a member of New River Referrals LLC also means that the agent can collect referral fees, pay no association or multiple listing dues or fees, and maintain their license on active status for years by simply keeping continuing education requirements up to date.
Consider this: if you place your license on inactive, you cannot earn referral fees and if you do not activate your license you will lose it in two years. That means that all the work you did to get your license in the first place, the years of working on your client base, and the years of building good will and your real estate business reputation are gone.
However, if you transfer your license into New River Referrals, your license is on active status and as long as you complete your continuing education requirements, it can remain in New River Referrals. You do not belong to any associations or to the multiple listing system and you do not do any acts of brokerage. You simply refer leads to active agents outside New River Referrals and you earn referral fees. At some future point, if you want to return to your real estate career, you simply transfer your license to a firm actively practicing brokerage.
The cost is low: $60 to DPOR transfers your license to New River Referrals, and a $25 annual administrative fee. We notify you 3 months before your license expires so that you don't accidentally allow it to elapse, and we handle all of the accounting and paper requirements to assure that your referrals fees are processed and paid. The referral fees you earn are paid to you on a graduated scale: the more referrals you make, the higher your split. This is spelled out in an agreement between you and New River Referrals LLC.
We do ask that you meet with us to complete the transfer papers, to give you some basic instructions to assure that you are paid and to sign an agreement, but you are in control of how long your license remains in New River Referrals.
